How much does a PVC window cost in Belgium?

PVC remains a popular solution for its good balance between price, insulation and ease of maintenance. But how much should you really plan for a new window?

In Belgium, a standard PVC window with one or two sashes, fitted with high-performance double glazing and installed by a professional, generally represents an indicative budget of €500 to €900 excluding VAT per window. A small fixed frame can cost less, whereas a large window, a coloured finish or special glazing can far exceed this range.

These amounts are only reference points. Two windows of similar dimensions can show very different prices depending on their design, their equipment and the fitting conditions.

PVC window price per m²: why this benchmark is not enough

Comparing only prices per m² can be misleading: the price per square metre of a PVC window varies widely with its configuration. For identical dimensions, a fixed frame will generally be cheaper than a tilt-and-turn window, because it has neither a sash nor a mechanism.

The price therefore depends as much on the configuration of the window as on its surface area:

• Fixed frame

• Window with one or two sashes

• Tilt-and-turn opening

• Transom or spandrel panel

• Special shape or dimensions

• French door or sliding door

The more sashes and mechanisms the window has, the more components and work its manufacture and adjustment require.

1. The dimensions and configuration

A PVC window is made to measure according to the dimensions of the opening. The width, the height, the number of sashes and the direction of opening directly influence the price.

Large elements also require careful study of the stability, the weight of the glazing and the hardware. Some configurations may require a different system or a different material.

2. The PVC profile system

The profile forms the structure of the window. Its depth, its insulating chambers, its seals and its design influence the thermal, acoustic and mechanical performance of the window.

The number of chambers should not, however, be the only comparison criterion. It is more relevant to examine the performance of the complete window, expressed by its Uw value, as well as its tightness to air, water and wind.

A higher-performing system can cost more, but it can also offer better comfort and better consistency with the building’s insulation level.

3. The reinforcement of the frame

PVC profiles can take different types of reinforcement to keep their stability. Depending on the system, the dimensions, the colour and the configuration of the frame, this may be steel, glass fibre or other composite solutions.

The reinforcement should not therefore be presented as identical for all windows. It is determined according to the system’s requirements and the project’s constraints.

4. The type of glazing

The glazing represents a significant part of the window’s price and performance.

Several solutions are possible:

• High-efficiency double glazing

• Triple glazing

• Acoustic glazing

• Laminated safety glazing

• Solar-control glazing

• Decorative or frosted glazing

Triple glazing is not automatically the best choice for every home. In an older house or a flat, you must also take into account the wall insulation, the exposure, the heating and the ventilation.

The condensation observed after replacing windows generally does not come from the triple glazing itself. It can reveal insufficient ventilation, an increase in the airtightness of the home or the presence of thermal bridges. The glazing must therefore be chosen according to the building as a whole.

5. Hardware and security

Handles, hinges, tilt-and-turn mechanisms and locking points are part of the window’s hardware.

The price can change according to:

• The type of opening

• The number of locking points

• The weight of the sash

• The level of security sought

• The presence of reinforced fittings

• The choice of special handles or hinges

Suitable hardware makes daily use easier and helps keep the window well adjusted over time.

6. Colours and finishes

White PVC is generally the most affordable finish. A through-body colour, a decorative foil, a wood effect or a different colour inside and out usually adds a supplement.

Glazing bars, decorative glazing, special handles, sills and finishing trims also influence the final amount.

7. The fitting method

The fitting represents an essential part of the quote. Even an excellent window will not deliver the expected performance if its installation or joints are poorly done.

The price depends notably on:

• The removal of the old windows

• The condition of the existing openings

• The accessibility of the site

• The floor level and the handling means needed

• The sealing between the frame and the building

• The interior and exterior finishes

• The disposal of the old joinery

8. The home’s ventilation

New windows are generally far more airtight than old ones. This improvement reduces draughts, but it also lessens the infiltration that previously provided unintended ventilation.

Before replacement, it is therefore important to examine the ventilation of the rooms. Depending on the home and the existing system, air-inlet vents or a suitable ventilation solution may be necessary.

This thinking helps preserve good air quality and limit the risks of moisture or condensation.

9. The applicable VAT

In Belgium, work carried out in a private home occupied for at least ten years may, under certain conditions, benefit from the reduced VAT rate of 6%.

In a new build, or when the conditions for the reduced rate are not met, the standard rate of 21% applies. It is therefore important to check whether the prices being compared are shown excluding or including VAT.

To compare several proposals correctly, check that each quote specifies:

• The dimensions and type of opening

• The profile system proposed

• The Uw value of the complete window

• The make-up and Ug value of the glazing

• The type of hardware

• The colour and finishes

• Any ventilation solutions

• The removal and disposal of the old windows

• The fitting and sealing method

• The interior and exterior finishes

• The VAT rate applied

• The guarantees offered

A lower price is only genuinely attractive if the products, services and finishes being compared are equivalent.
